Conveniently located a short 30 minutes north of downtown San Diego and an easy 20 minutes east of sandy beaches, Poway is a premier place to live. It is home to the Poway Unified School District which offers some of California’s highest-ranked schools, which is not only a benefit for families seeking a good education for their children, but for all community homeowners as it keeps home values up and creates a neighborhood with well-educated children. The area also offers excellent value in purchasing a home or condo, with home prices starting in the low $300,000’s, making the area appealing to many younger families seeking good home values and a strong school system. There are also numerous executive and estate style properties, many of which are situated on anywhere from ½ - 2+ acres and feature swimming pools (great for the warmer summer months) and large yards. These homes start in the $600,000’s, and most have the added benefit of being outside the Mello Roos Tax Districts and not having HOA fees. Known as “The City in the Country,” Poway maintains some of its rural roots; but since being incorporated as an official San Diego city in 1980, it has become largely a residential community which offers its inhabitants all the conveniences of modern-living such as big-name shopping centers, many restaurants and excellent medical facilities. For more details on all the wonderful amenities Poway has to offer, please see the community details tab.

TAXES & FEES
The property tax rate is 1%, plus any bonds, fees, or special charges, which adds up to approximately 1.2% of the total purchase price. (In general, you can calculate your monthly tax payment by dividing the purchase price by 1000.) The tax rates in Poway are fairly similar to most cities in California and increase only 2% a year, for as long as you own the home (unlike other states where your home can be reassessed and rates increased as needed).
Most new neighborhoods in San Diego County have Mello-Roos fees, however most homes in the area have the added benefit of being outside the Mello Roos Tax Districts. To verify whether or not the home you are interested in has Mello-Roos fees, the information is available from the tax assessor and is typically published in the MLS as well.
