Known for its high-end feel, relaxed environment, and stunning estates, Rancho Santa Fe is one of California’s premier luxury towns. The area is only a short drive from the ocean and many of San Diego’s best beaches, but is distinctly marked by its wooded, winding road that give an air of old-world, east coast charm. Many of San Diego’s rich and famous are drawn to the area for this and the luxury homes which can be found in all shapes, sizes and styles. Though Rancho Santa Fe holds strict design standards that constrain the development of any new projects (for new construction and remodels or renovations alike), this fanatic passion for consistency and excellence is part of why the area remains as distinguished and beautifully maintained as it is. Marked by a distinctly Spanish Hacienda or Mediterranean architectural style, the area carries a romantic, old-world feel. One of the highest income communities in the U.S., Rancho Santa Fe is also, according to Forbes Magazine, part of the third most expensive zip codes in the nation. Though driving through, one would have a hard time seeing this extensive wealth displayed in the elaborate mansions that do stud the area’s hillsides, as very few of these homes here are actually visible from the road. Most of the homes are lushly landscaped and feature iconic gates and long driveways, offering many Rancho Santa Fe residents a wonderfully private home experience.

In the heart of Rancho Santa Fe lies the Covenant, which refers to the original planned community of Rancho Santa Fe. The Covenant is the non-gated community of Rancho Santa Fe, but despite it not being gated, the community is highly desirable and incredibly exclusive due to the natural landscape and numerous eucalyptus trees which in combination with big setbacks offer plenty of privacy for the predominantly large lots in the area. Another attractive feature of the area is The Rancho Santa Fe golf course which winds through the Ranch, and any property located on the golf course is highly prized. Given this, one can expect to pay considerably more for property on the golf course side of a street like Mimulus than on the opposite side.
The Bridges is a beautiful marriage of remarkable golf, an exclusive country club, and ideal natural surroundings. A variety of elegantly designed and superbly crafted luxury and custom-homes are available, some with outstanding views.
The Crosby is a gated community east of the Covenant and bordered by Del Dios Highway

The property tax rate is 1%, plus any bonds, fees, or special charges, which adds up to approximately 1.2% of the total purchase price. (In general, you can calculate your monthly tax payment by dividing the purchase price by 1000.) The tax rates in Rancho Santa Fe are fairly similar to most cities in California and increase only 2% a year, for as long as you own the home (unlike other states where your home can be reassessed and rates increased as needed).
