Nestled between the beaches of Del Mar and the Rancho Santa Fe mountains lay the upscale residential community of Santaluz, where it’s difficult to discern where nature ends and the development begins. The developers of Santaluz thoughtfully, and with great respect for the natural geography of the area, highlighted the land's native elements such as its coastal mesas, winding stream valleys, rustic boulders, and sweeping vantage points. As a result, Santaluz has become known as a haven for those who seek to experience the perfect balance between the beauty of nature and the comfort of home. Seamlessly harmonizing with the natural beauty of the land, one will find throughout the Santaluz community breathtaking homes, inviting gardens, miles of trails, untouched preserves, meandering streets, an 11-acre village green and, of course, the environmentally conservative Rees Jones golf course. And being that Santaluz is situated just six and half miles inland, it is only a ten minute drive to the beautiful beaches of Del Mar, providing easy access to the Pacific Ocean and panoramic views of the coast and canyon, without the drawbacks of foggy days caused by a marine layer. Santaluz actually enjoys some of San Diego’s best weather. With its elevation ranging from 200 – 900 feet, Santaluz residents enjoy a warmer climate with day time temperatures averaging around 70 degrees and the sun shining nearly all year round.
The community of Santaluz draws its architectural inspiration from the Mediterranean homes that scatter the countryside of Andalucia, Provence and Tuscany, all which share a similar geography and perfect weather. Homes in Santaluz also take direction from other “Early California” settings such as the Colonial architecture of historic adobe haciendas, Monterey-style homesteads, and California mission styles. This community’s architectural vision has crafted a village of artfully designed, rustic dwellings that boast broadened roof lines opening to courtyards with babbling fountains and peaceful gardens. Complementing the land’s natural contours, almost two-thirds of the 850 homes planned for the Santaluz Community have been placed on curvilinear sites. This, in conjunction with the open plains and majestic views found in Santaluz, is why its residents have been known to describe the community as a “luxury of space.” There is often some confusion around which neighborhoods actually constitute the community of Santaluz. While neighborhoods in the Black Mountain Ranch area, specifically Santa Monica, Verrazzano and Mirasol, have been considered by the MLS to be a part of Santaluz, they are actually not. The official Santaluz community is controlled by the Santaluz HOA and sits on 3,800 acres with 850 homes (resulting in an average of four acres to one home), about 2/3rds of which were developed by large, well-respected builders and the other 1/3rd of which are custom built homes. Home prices in Santaluz range from $750,000-$7,000,000. For more information on the various home sites offered, please see below or feel free to email us at JL@JulioLindsay.com. TAXES & FEES
The property tax rate is 1%, plus any bonds, fees, or special charges, which adds up to approximately 1.2% of the total purchase price. (In general, you can calculate your monthly tax payment by dividing the purchase price by 1000.) The tax rates in Santaluz are fairly similar to most cities in California and increase only 2% a year, for as long as you own the home (unlike other states where your home can be reassessed and rates increased as needed).
Most new neighborhoods in San Diego County have Mello-Roos fees, Santaluz included. These fees help cover the costs for new roads, schools, parks, libraries, and other community services in developing areas. For a little history on Mello-Roos fees, back in 1982, state legislators, Sen. Henry Mello (Dem., Watsonville) and Assemblyman Mike Roos (Dem., West Hollywood) proposed a bill known as the Community Facilities Act, which was passed into affect that same year. For the purpose of funding public improvements, this act allowed local governments and developers to create Community Facilities Districts in order to sell tax-exempt bonds, which homeowners would then pay back via a supplemental tax bill. Each home/lot’s Mello-Roos fees differ due to the fact that every home is assessed when it is sold for the first time. The Mello-Roos information for a home is available from the tax assessor and is typically published in the MLS as well.
